🏡 House rules

To ensure that you feel completely at home with us and that all guests have a pleasant time, we ask you to observe the following rules. By booking or moving in, you accept these house rules.

🧾 General & Payment

If something is missing or broken: Please let us know right away – it can happen to anyone!
We provide the basic equipment for the first few days (toilet paper, washing-up liquid, bin bags). We ask you to take care of any further requirements yourself.

The rent must be paid when moving into the apartment – either in cash or contactless by NFC card (ATM card, credit card, smartphone).

Important: The local tax of € 3.50 per adult person and night must always be paid in cash.

🛏️ Bed linen & towel change

Weekly change is free of charge.
In between:

Bed linen (1 pillowcase + 1 comforter cover): 5 €
Towel: 2 €
Bath towel: 3 €

🕒 Check-in & Check-out

Check-in: 3:00 PM–8:00 PM
Check-out: 7:00 AM – 10:00 AM
Early check-in from 8:00 AM: €50
Late check-out until 3:00 PM: €50, until 8:00 PM: €100
Pre-check-in possible – we deposit the key in the safe

Waste & cleanliness

Please separate your waste carefully:

Please dispose of organic waste and residual waste yourself in the garbage cans in front of the garage.
Use compostable bags for organic waste – no plastic bags!
Waste bin on the balcony:
- Plastic / metal
- Paper
- Cardboard (please fold separately)
- Glass (white and colored glass may be disposed of together )

If the bins under the sink and on the balcony are full, please contact us.

Strict waste separation applies in Austria. In the event of gross disregard, a fee of €100 will be charged.

On departure:

Empty, clean and switch off the refrigerator
Put dishes and appliances back cleanly
Leave the apartment swept clean and hygienic (bathroom/toilet) – otherwise 100 € cleaning costs will be added.

Non-smoking apartment & fire ban

Smoking is not permitted in the house.
Smoking is permitted on the balcony – please use the ashtray provided.
Open fires are prohibited in the vacation apartment, on the balcony and on the entire property – also no fire bowls, barbecues or campfires in the garden.

🚗 Parking lot

A parking lot is available directly on the premises.

Children & Supervision

Parents are liable for their children.
You are welcome to use the garden and play tower – only under supervision and at your own risk!
Please note: There is a fenced-in pond in the garden. Please never leave your children unattended.

Furnishings & consideration

Please pay careful attention to furniture, appliances, vacuum cleaners & hair dryers – these are not toys.
Quiet neighbors = relaxed guestsPlease no slamming doors, noise or loud trampling.

Tiled stove

Use at your own risk and responsibility – only if you are familiar with it!
Please bring your own wood and kindling. Please do not burn any garbage etc.
No flammable materials in the vicinity of the tiled stove. Never leave the fire unattended.
You are fully liable for any damage caused by improper use.

Keys & guests

Please do not pass on the keys – if you lose them, you are liable for their replacement.
Only booked persons may stay overnight. Visitors and other people’s cars must be arranged with us in advance.
Please make sure that you always lock the front door.

🐾 Pets

Pets are not allowed. Thank you for your understanding!

🎶 Quiet times & music

Quiet hours: 10:00 PM – 7:00 AM
Please only play music at room volume, no bass.

🚪 Private areas

Please do not enter any private areas: our apartment, the arbor, the woodshed and the cellar are reserved for our family. Thank you for your respect!

Skis, ski boots & snowboards

Please store in the garage and always keep the door closed.
Please do not run into the apartment or store there.

📜 Diligence & termination

You are liable for any damage caused by you or your fellow travelers.
In the event of repeated or gross violation of the rules, we reserve the right to terminate your stay immediately – without refund.
