These General Terms and Conditions (GTC) govern the contractual relationship between guests and Ferienwohnung Rosa, Christoph Astner, Grünsbach 334a, 6232 Münster, Austria. By booking the accommodation, the guest accepts these GTC.

1. booking and conclusion of contract

By making a booking, the guest makes a binding offer to conclude an accommodation contract. The booking can be made in writing, by telephone or via the online booking system. The contract is concluded with the booking confirmation by the landlord.

2. prices and terms of payment

• Minimum stay: 3 nights
• Final cleaning: 80 € once
• Tourist tax: € 3.50 per adult per night (to be paid separately in cash or by bank transfer)

The total amount must be paid on site in cash or in advance by bank transfer. Credit cards are only accepted for the rental price and only contactless.

Please note: For bookings via external portals (e.g. Airbnb, Booking.com), prices may differ from those listed here.

3. withdrawal/cancellation

Cancellations must be made in writing.

Standard cancellation conditions:

• from the day of arrival: 90 % of the total price
• from 7 days before arrival: 70 % of the total price
• from 30 days before arrival: 30 % of the total price

Individual cancellation policy:
Different rules apply for certain periods (e.g. low season or booking gaps):

• from the day of arrival (from 06:00 am): 100 % of the total price
• 1 day before arrival: 90 % of the total price
• 6 days before arrival: 50 % of the total price
• Deposit on booking: 30 % (invoice)

The application of this individual guideline is expressly communicated in advance.

4. arrival and departure

Check-in: 15:00 – 20:00
Check-out: 07:00 – 10:00
Earlier/later times possible by arrangement (additional costs may apply).

5. use of the vacation apartment

The apartment may only be used for residential purposes. Persons from outside the house may not stay overnight or use the apartment without the consent of the landlord.

6. liability

No liability is accepted for valuables brought into the apartment. The guest is liable for all damage caused by him to the apartment and the inventory.

7. pets

Pets are not permitted.

8. house rules

The house rules are part of these GTC and must be observed by the guest. Violations can lead to the immediate termination of the stay, without entitlement to a refund.

9. data protection

The privacy policy is available at https://www.ferienwohnung-rosa.at and regulates the handling of personal data in accordance with the GDPR.

10. final provisions

Should individual provisions of these GTC be or become invalid, the validity of the remaining provisions shall remain unaffected. The place of jurisdiction is the court responsible for 6232 Münster.
